Listed below are some examples of the sort of projects we manage. CONVERSION TO FLATS - The owner of a run down four bedroom victorian terraced house in Peckham, South East London, wanted to split the building into two 2 bedroom flats. After advising that conversion of the cellar to a studio flat would also be feasible and create extra profit, Ideal Planning Permissions designed a suitable scheme, submitted the planning application and liaised with Southwark Council. Planning permission was granted and construction is now taking place. REPLACEMENT DWELLING - Planning permission to demolish a detached 3 bedroom home set on a large plot of land in Chorleywood, Herts, and replace with a new six bedroom house was achieved for the owner. The property increased in value from £650,000 to £1.05 million with planning permission. The owner subsequently sold the property to a local property developer. MIXED USE REDEVELOPMENT OF MOT TESTING GARAGE - Permission was obtained for the demolition of an MOT testing garage in Mortlake, South West London, and replacement with 4000sqft office space, 15 flats and a three bedroom house. Prior to having planning permission, the site was valued at £900,000. After planning permission was granted, the site was revalued at £2.25 million. REDEVELOPMENT OF HOUSE WITH BLOCK OF FLATS - The owner of a 5 bedroom house in Walton on Thames, Surrey received planning to demolish the existing house and develop a block of five flats on the site. NEW DWELLING IN REAR GARDEN - A planning application is being prepared for the development of a new 4 bedroom house in the rear garden of an existing property set on a large plot for the owner in Taplow, Berks. The owner plans to continue living in the house and sell the plot of land with planning permission to a developer. REPLACEMENT OF DWELLING WITH TWO DETACHED HOUSES - We are currently preparing a planning application for the replacement of a detached five bedroom house in Wimbledon, South West London, with two five bedroom houses. A succesful planning permission will increase the value of the site by around £400,000. |
